An ADU is an Accessory Dwelling Unit. In New Hampshire we also refer to them as “in-law apartments”. To legally be considered an ADU, the space must offer accommodations for eating/cooking (kitchen), sleeping (bedroom), and sanitation (bathroom).

Accessory Dwelling Units can solve a variety of housing needs. Lots of the families we work with utilize them for parents to age in place. Our units are usually one-level living, and can even be made fully ADA compliant. They are also a great option for adults with disabilities who are looking for independent living but still need to stay close to family or caregivers. Or maybe you just want to earn some extra income from the comfort of your own home! Our tiny homes make excellent rental properties and command top dollar rents. They also make adorable standalone properties on their own land and in areas that allow it, they are the perfect short or mid-term rental.

Kinstruct Tiny Homes are not mobile, manufactured, or pre-fabricated. We do all our building on-site and our custom homes are stick built from the ground up. They are on foundations with four foot frost walls, and we typically build on a slab, although depending on your site and preferences we can also offer crawl-spaces or basements.

If you live in a single family home in a residential zone in New Hampshire, you’re in luck! Back in 2017, NH passed RSA 674:71-73 allowing ADUs to help increase housing options without the need to develop more land and to make better use of existing housing and infrastructure. This means that all cities and towns must allow ADUs, but they can regulate things like maximum size, detached, parking requirements, and setbacks. Yes! However, most municipalities do require the homeowner to live either in the main home or the ADU.

In New Hampshire, an Accessory Dwelling Unit must always be considered an ‘accessory’ to the primary dwelling, meaning that all the utilities will pull from the existing home. Your municipality will likely NOT allow a separate electric meter, separate water/sewer connection, or even a separate driveway and mailbox. When our ADU experts come out to take a look at your site, they will check to make sure your current electric service can handle another sub-panel, or if you will need an upgrade. They will also check where the water and sewer enter/exit the home. This ensures we can get you an accurate estimate for the utility connection portion of your build. Typically, we quote all electric units (great if you currently have solar or are considering solar panels), but if you wanted a propane or natural gas connection we can talk about that too. 

Since we are building custom homes, our ADUs will add tremendous value to your property. All of our work is fully permitted, so when your city or town reassesses your property, there is a possibility that your taxes will increase due to your property value having increased.

Great question! We offer studio, one-bedroom, and two-bedroom units, and our prices are all inclusive meaning that our quote includes everything from architecture, construction documents, permitting, utility connection, design, contracting, and even a tile backsplash with appliances in the kitchen! We aim to provide your family with a quality turn-key tiny home. Although we have eleven designs to choose from to get you started, all of our work is fully customizable, so it’s difficult to say exactly how much your project will cost, but typically our designs start around $275psf.
